致：各設計機構

為貫徹落實習近平總書記關于前海“依托香港、服務內地、面向世界”重要指示精神，深化前海深港現代服務業合作區改革開放，深圳市前海開發投資控股有限公司將于近期開展前海深港專業服務業小鎮、前海深港未來產業小鎮及前海深港產學研創新小鎮三項目概念方案設計招標工作。現對本項目概念方案設計招標進行預公告，誠邀國內外優秀設計機構參與，希望征集最具創意的設計方案。實現港人、港資、港味、港空間、港服務、港安排，切實增強與香港的關聯度，為香港服務業擴大空間，努力為香港結構優化發揮作用，為前海黃金十年打造粵港澳灣區核心引擎奠基堅實基礎。

Design teams and agencies:

To implement the general Secretary Xi Jinping's important instruction that Qianhai should "rely on Hong Kong, serve the mainland and face the world", and to deepen the reform and opening up of Shenzhen-Hong Kong modern service industry cooperation zone in Qianhai, our company will carry out the bidding for the conceptual scheme design of three projects: Qianhai SZ-HK professional service Town, Qianhai SZ-HK Future Industrial Town and Qianhai SZ-HK Industry-Academia-Research Innovation Town. This is the pre-announcement of the design bidding, and we sincerely invite excellent domestic and foreign design teams and agencies to participate, hoping to collect the most creative design scheme. Hong Kong people, Hong Kong capital, Hong Kong taste, Hong Kong space, Hong Kong services and Hong Kong arrangements will be realized to effectively strengthen the correlation with Hong Kong, expand the space for Hong Kong's service industry, strive to play a role in Hong Kong's structural optimization, and lay a solid foundation for Qianhai to build the core engine of the Guangdong-Hong Kong-Macao Greater Bay Area in the golden decade.

1、前海深港專業服務業小鎮 Qianhai SZ-HK professional service Town
項目定位 Project Orientation	深化深港合作，為香港服務業拓展空間，對接香港專業服務業優勢資源及先進經驗，重點發展法律、會計、文化創意、人力資源和工程服務等專業服務業，打造深港專業服務業產業及人才集聚區、深港專業服務業融合發展先導區、深港專業服務開放示范區和港式專業服務體驗區。 To deepen the cooperation between Shenzhen and Hong Kong, to expand the space for Hong Kong's service industry;To connect with the advantageous resources and advanced experience of Hong Kong's professional service industry;To focus on the development of professional service industries such as law, accounting, cultural creativity, human resources and engineering services;To create SZ-HK professional service industry and talent gathering area, SZ-HK professional service integration development pilot area, SZ-HK professional service opening demonstration area and HK-style specialty service experience area.
項目區位 Project Location	深圳市前海深港現代服務業合作區前灣片區十單元01街坊，東臨生態谷，南臨哈羅公學，西臨一丹中心，北臨沿江高速。 In block 01, Unit 10, Qianwan District, Shenzhen-Hong Kong modern service industry cooperation zone in Qianhai, Shenzhen. It is surrounded by ecological valley in the east, Harrow School in the south, Yidan Center in the west, and yangjiang Expressway in the north.
建設指標（暫定） Construction Index(provisional)	用地面積：暫定6.63萬㎡，建設用地面積6.36萬㎡，總建筑面積暫定12.73萬㎡，計容建筑面積9.55萬㎡。 The site area: 66,300 ㎡, the construction land area: 63,600 ㎡, the total gross floor area: 127,300㎡, and the capacity building area: 95,500㎡.

2、前海深港未來產業小鎮 Qianhai SZ-HK Future Industrial Town
項目定位 Project Orientation	未來產業小鎮旨在打造成為深港未來產業發展聚集地，重點面向新一代信息技術、綠色低碳、高端裝備制造、生物醫藥、數字經濟、新材料、海洋經濟等戰略型新興產業和未來產業，為香港提供發展空間，拓展產業發展方向。The project aims to become a gathering place for SZ-HK's future industrial development, focusing on strategic emerging industries and future industries such as new generation of information technology, green and low-carbon, high-end equipment manufacturing, bio-medicine, digital economy, new materials and Marine economy, so as to provide space for Hong Kong's development and expand its industrial development direction.
項目區位 Project Location	深圳市前海深港現代服務業合作區前灣片區十單元01街坊，東臨生態谷，南臨哈羅公學，西臨一丹中心，北臨沿江高速。 In block 06, Unit 9, Qianwan District, Shenzhen-Hong Kong modern service industry cooperation zone in Qianhai, Shenzhen, with Qianhai Shenzhen-Hong Kong Innovation Center in the east, International Hospital in the south, Tinghai Avenue in the west, and Qianhai SZ-HK Industry-Academia-Research Innovation Town in the north.
建設指標（暫定） Construction Index(provisional)	用地面積：暫定7.91萬㎡，建設用地面積7.11萬㎡，總建筑面積暫定14.21萬㎡，計容建筑面積10.66萬㎡。 The site area: 79,100 ㎡, the construction land area: 71,100 ㎡, the total gross floor area: 142,100㎡, and the capacity building area: 106,600㎡.

3、前海深港產學研創新小鎮 Qianhai SZ-HK Industry-Academia-Research Innovation Town
項目定位Project Orientation	以深港產學研融合創新為總體目標，將打造集科學發現、技術發明、產業發展為一體的深港產學研創新小鎮，構建政產學研資介用等要素深度融合的創新生態系統，為香港提供發展空間，注入發展動能。 With the overall goal of integrating and innovating SZ-HK industry-academia-research, we will build an innovative town integrating scientific discovery, technological invention and industrial development, and build an innovation ecosystem with in-depth integration of government-enterprises-academia-research funds, media and other factors, so as to provide development space and inject development momentum for Hong Kong.
項目區位Project Location	深圳市前海深港現代服務業合作區前灣片區九單元04街坊，東臨夢工場，南臨前海深港未來產業小鎮，西臨聽海大道，北臨恒昌科技大廈。 In block 04, Unit 9, Qianwan District, Shenzhen-Hong Kong modern service industry cooperation zone in Qianhai, Shenzhen,with Qianhai Shenzhen-Hong Kong Youth Innovation and Entrepreneur hub in the east, Qianhai SZ-HK Future Industrial Town in the south, Tinghai Avenue in the west, and Hengchang Technology Building in the north.
建設指標（暫定）Construction Index(provisional)	用地面積：暫定3.89萬㎡，建設用地面積3.74萬㎡，總建筑面積暫定7.47萬㎡，計容建筑面積5.6萬㎡。 The site area: 38,900 ㎡, the construction land area: 37,400 ㎡, the total gross floor area: 74,700 ㎡, and the capacity building area: 56,000 ㎡.
